Every fence Complete Fence puts in the ground is a promise kept: to a general contractor counting on us to hit a milestone, to an owner who needs a secure site, to a crew that needs the right materials on the right day. We're looking for a Commercial Project Manager who takes that promise personally, someone who can run a complex commercial project from contract award to final walkthrough and make it look easy, even when it isn't.

This isn't a desk job that occasionally visits a job site. You'll be the person who holds the whole project in their hands: the budget, the schedule, the client relationship, the crew's needs, and the risk that hasn't shown up yet but will if nobody's watching for it. If you like owning outcomes and operating through the grey more than following a prescribed checklist, this role was built for you.

What you'll actually be doing

Running the project, start to finish. You'll take projects from turnover through closeout: building execution plans, coordinating everyone from field leadership to vendors, and keeping schedule, budget, and quality moving in the right direction the whole way through.

Owning the client relationship. You'll be the face of CF Fence for owners, GCs, and subcontractors throughout the life of the project, the person who calls before they have to, not after. Good project management shows up as fewer surprises for the customer, and that's what earns repeat work.

Protecting the numbers. Project profitability is yours to manage. You'll build and forecast budgets, track labor, materials, and subcontract costs, and know your margin at any given moment, not just at closeout. When a change order hits, you'll document it, price it, negotiate it, and make sure CF Fence gets paid for the scope it delivers.

Keeping materials and crews moving. From submittals and procurement to labor forecasting and schedule coordination, you'll make sure the field always has what it needs to keep working, and you'll spot supply chain trouble before it becomes downtime.

Leading people. You'll manage Project Coordinators, Supers and other team members, keep field and office pulling in the same direction, and set the tone for accountability and safety on every project you touch.

The best Commercial Project Managers here keep crews set up to succeed, protect the bottom line without damaging the relationship, and finish projects that leave everyone, client included, wanting to work with Complete Fence again. You're a fabulous communicator who goes over and above to make sure everyone is taken on the journey and knows their part to play.

What you bring

• 5+ years managing projects in commercial fencing, construction or a related industry

• A working command of project management, contract administration, financials, scheduling, and procurement

• The ability to run multiple projects at once without dropping any of them

• Very strong written and verbal communication

• Comfort with Microsoft Office and project management software

• Ability to pick up new software and ways of working

• A valid driver's license and willingness to travel to job sites as needed

Nice to have: exposure to union labor, familiarity with public works and prevailing wage requirements, and a bachelor's degree in Construction Management, Engineering, Business, or a related field.
